That is a different document from almost every other resume on this site, because most handymen are not applying for a job. They are applying for a contract with a property management company, a spot on a franchise roster, or a vendor number with a home warranty firm. The reader is not a hiring manager wondering whether you would fit the team. It is someone deciding whether to hand you a key to a building they are responsible for.

How to write a handyman resume

Six sections: contact header, summary, trade coverage, work history with the client type attached, license and insurance, and tools. One page, almost always. The order matters because the reader screens for risk before they screen for skill, and a property manager who cannot tell whether you are insured stops reading.

Put your insurance and bond on the page, with the limits

Most handyman resumes say "insured and bonded" and stop. That phrase is worth almost nothing to a property manager, who has seen it on files belonging to people carrying a $300,000 policy and people carrying nothing at all.

Write the numbers: "General liability, $1,000,000 per occurrence and $2,000,000 aggregate, carrier and policy number on request. Workers' compensation on two employees. Surety bond, $25,000."

The bond figure is not arbitrary everywhere. In California the contractor license bond, the bond of qualifying individual and the disciplinary bond all rose to $25,000 on 1 January 2023 under Senate Bill 607 (California Contractors State License Board, bond requirements, accessed September 2026). A bond at a statutory level tells a reader you are licensed in a state that requires one.

Choosing the best resume format for a handyman resume

Reverse chronological with a trade coverage block near the top. That hybrid is the right shape here, because the chronology is often messy and the coverage is the product. Many handymen have a work history that includes a decade in one trade, a few years in an unrelated job, and then self-employment. A strict chronological format makes that look like drift. A coverage block above it means the reader sees the capability first and reads the timeline as context. Do not go further and hide dates entirely; someone deciding whether to give you access to occupied apartments wants continuity, and a file with no dates reads as a file with something to hide.

State your trade coverage and the legal ceiling on each one

This is the section that separates a handyman resume from a maintenance resume, and almost nobody writes it properly. Handyman is not a licensed occupation in most of the United States, but it sits directly against several that are. Every state draws a line in two places at once: a dollar value per job above which you need a contractor license, and a list of trades you may not touch at any price without a trade license. Knowing both lines, and saying so on the page, is the most professional thing you can do in this occupation. Three examples, each from the licensing authority itself:

Formal education matters less here than in any other occupation in this category, and pretending otherwise wastes space. Lead with licenses, then certifications, then trade training, then schooling.

The lead-safe line is not decoration. Renovation, repair and painting that disturbs paint in pre-1978 housing is federally regulated, and a property manager with older buildings will filter for it.

Choose the right layout and design

Single column, 11 point type, one page, no photograph, no logo unless you have a registered business and the logo is small. Keep a separate one-page packet for the paperwork: certificate of insurance, W-9, license copy, bond certificate and two references. Property management vendor onboarding asks for all of it, and one attachment beats five emails.

Do

Name your service area, counties included. Split trade coverage into what you do alone, what you do inside the exemption, and what you subcontract. State insurance limits as numbers. Name the client type, since rentals, homeowners and commercial are three different businesses. Give a repeat or referral percentage. Say how you price.

The Bureau of Labor Statistics does not track handyman as an occupation. The closest match, and the code that covers this work when an employer pays for it, is general maintenance and repair workers.

That table describes employed workers, and it is what an employer pays for the same skills. Self-employment is why many handymen earn considerably more or considerably less than it.

Statistical insight

The ceiling is a dollar figure, and it moves

California's unlicensed work exemption doubled from $500 to $1,000 on 1 January 2025, and the figure covers all costs associated with the project including labor and materials (California Contractors State License Board, AB 2622 implementation bulletin, accessed September 2026). Arizona's threshold is also less than $1,000 aggregate including labor, materials and all other items (Arizona Revised Statutes 32-1121, accessed September 2026).

A $1,000 total project cap at current material prices is a day of labor and a modest materials bill, which is why in low-cap states the growth path runs through getting licensed rather than through getting busier. Tiered states look different. Tennessee licenses home improvement work between $3,000 and $25,000 and requires a full contractor license at $25,000 and above (Tennessee Department of Commerce and Insurance, accessed September 2026). That middle tier is where a one-person business can run a real book of work legally. Whichever structure your state uses, put your position within it on the resume.

What salary you can expect as a handyman

For the employed version of this work, the median annual wage was $49,590 as of May 2025, with the lowest 10 percent earning less than $35,350 and the highest 10 percent more than $77,180 (BLS Occupational Outlook Handbook, May 2025).

Self-employed income does not sit on that scale. Revenue is billable hours multiplied by rate, and the two fight each other: a higher rate loses the price-sensitive homeowner, and more hours means longer days rather than better ones. What moves self-employed income is utilization, the mix between one-off homeowner calls and standing property management work, and whether you can legally take the larger jobs.

That last one is why licensing keeps appearing on this page. A handyman capped at $1,000 a project runs a volume business regardless of skill, while a licensed contractor can take the $18,000 bathroom. If your plan is to raise income rather than hours, the resume's job is to document the trade hours and supervised experience most state boards require before they will let you sit the exam.

Three roles in this category look alike from outside and hire completely differently.

A handyman sells breadth to a client: usually self-employed or in a small firm, carrying your own insurance, with a ceiling that is legal rather than technical and evidence that is reviews and repeat work. A maintenance technician sells depth to an employer, works in-house on one site or portfolio, is measured by a work order system, and is gated by the EPA Section 608 refrigerant certification. One page. This is one of the few occupations where two pages is almost always a mistake, because the second page is usually a tool inventory. If you own a business with employees and a revenue history you may earn a second page, but lead with the one-page version.

Do I need a license to work as a handyman?

It depends entirely on your state and on the size of the job. Most states set a dollar ceiling on work you may perform without a contractor license and exclude licensed trades at any value. Give the structure rather than one figure: a call-out fee, an hourly rate after the first hour, and how you handle materials and markup.

One line, with numbers. "4.9 rating across 380 reviews on two platforms" and "78 percent of 2025 revenue from repeat clients or referrals" carry more weight than three quoted testimonials and can be checked in one search. Never paste testimonial text into a resume, and never name a client without permission.
