In short, a custodian resume is a one-page document about a building.

Not cleaning in general, and not rooms. Specifically, one building, usually a school or a public facility, that somebody handed you the keys to. A district wants to know how big the building was, how many zones you covered, what you did to its floors over a summer, whether you could read a boiler gauge at six in the morning, and whether they can trust you alone in a building full of children.

Custodian, janitor and housekeeping appear interchangeably in postings, and they are three different jobs. Custodial work is a building you are responsible for. How to write a custodian resume

In total, six sections: contact header, summary, experience, skills, licenses and clearances, education. One page. However, two only as a head custodian with a crew and a budget.

The header carries the building. After all, a district reading forty applications in July wants to know, in the first two lines, what size of plant you have run and on which shift.

Choosing the best resume format for a custodian resume

Reverse chronological, one page, single column. In practice, districts and municipalities hire against a checklist: years of experience, shift availability, licenses held, clearances current. As a result, a format that hides dates makes the clerk doing the first pass set your file aside.

Two pages are earned. By contrast, a head custodian with a crew of nine, a supply budget and a summer schedule has a second page of real content. A first-year custodian does not.

Include your contact information

In fact, three lines there do the whole first screen. For example, the square footage and student count size the plant. Meanwhile, the boiler license is a hard qualification most applicants lack. The clearance line says you can start when school starts rather than three weeks later.

Make use of a summary

For the summary, four lines: what you are, the building and its size, the shift, and one thing you did to the building.

In other words, the right column can be matched to a building and a pay grade. On the other hand, the left column is what every classified application in the pile already says.

Outline your custodian experience

For each role, give building, district, square footage, population, shift and dates. Then three to five bullets, each carrying a number: square feet, zones, rooms, events, cycles, hours.

Thin custodian work history or gaps

Thin work history, an overseas record or gaps. Custodial work is a common first formal job, a common second career and a common landing place after a long spell out of the labor market. None of that hurts a district application if you write it plainly.

Write the work you have actually done: farm, warehouse, kitchen, seasonal grounds, church or mosque caretaking, barracks duty, running a family shop, looking after a building for a landlord. Give the site, the hours, the duration, and what you were trusted with, such as keys, an alarm code, opening or closing. Unpaid caretaking is still caretaking; say who it was for and how long. If your record is overseas, size the site in square feet or rooms so an American reader can read it, and use the American job title rather than a translation.

Similarly, gaps get one honest line and no apology: a layoff, an illness, caring for a parent, a move, a period of study. Districts hire people with gaps constantly. Even so, what they will not do is guess.

The building you hold the keys to: zones, square footage and the floor care calendar

For instance, almost every custodian resume says the applicant cleaned a school. Yet almost none says how big it was, how it was divided, or what was done to the floors. Together, those three things are the whole job, and a head custodian reading your file is looking for them in that order.

Square footage and zones. Districts staff by cleanable square footage, not rooms, and divide a building into zones assigned to individual custodians. Write both numbers, the whole plant and your own zone: "214,000 square foot high school, 1,450 students, own zone of 34,000 square feet including the cafeteria" says more than a paragraph of duties. If you never saw a square footage figure, count classrooms and name the special spaces, because a gymnasium, an auditorium, a commercial kitchen, a pool and a science wing are separate problems.

The floor care calendar that sets you apart

The floor care calendar. This is the clearest separator between a custodian and a general cleaner. Vacuuming and mopping are the daily routine. The program is the cycle underneath it: stripping the old finish off tile with a stripper and a low-speed machine, rinsing and neutralising, laying coats of finish and letting each one cure, then maintaining that finish through the year with scrub and recoat, and with burnishing at high speed to bring the gloss back rather than re-coating. Write the cycle, the square footage it covers and the timing, because that is what tells a head custodian you have actually run a summer.

The recognized vocabulary for the result comes from APPA, whose Operational Guidelines for Educational Facilities: Custodial, 4th edition (2023), defines five appearance levels: level 1 "Orderly Spotlessness", level 2 "Ordinary Tidiness", level 3 "Casual Inattention", level 4 "Moderate Dinginess" and level 5 "Unkempt Neglect". Most districts target level 2 in public areas. If yours used those levels, name the one you held. It is a standard the reader knows and almost no applicant quotes.

Building systems, events and snow duty

Building systems, events and snow. A custodian is the first person in the building and often the only one there when something goes wrong. Say what you handled and where the line was: logging boiler pressure, temperature and water treatment, bleeding radiators, changing belts and filters, resetting an air handler, checking the fire alarm panel and emergency lighting, and the point at which you call the district trades desk instead. Then add the two parts nobody outside a school sees. Event set-up and breakdown is a real workload, measured in sets a year: a cafeteria conversion, risers for a concert, a gymnasium turned around for graduation. Snow and grounds is the other, and in a northern district it is a call-out obligation with a start time.

List your education, licenses and certifications

Formal education rarely gates this job. Licenses and clearances do, so they go above it.

Choose the right layout and design

As for layout, single column, 11 or 12 point, clear headings, no photograph, no graphics. Save as PDF unless the portal asks otherwise, and name the file for yourself and the post.

Custodian job market and outlook

Overall, a large, stable occupation with modest growth and very heavy replacement demand, which in practice means districts are hiring almost continuously.

Facility condition is also a live policy issue, which tends to protect custodial headcount. Notably, the California State Auditor, reporting on school facilities on 19 November 2024, found that all 18 schools it reviewed across the state "failed to meet all Good Repair Standards set by state law" (California State Auditor, report 2023-122). That is why districts under that scrutiny do not cut the people who produce the inspection score.

What salary you can expect as a custodian

For reference, the median annual wage for janitors and building cleaners was $36,840, or $17.71 an hour, as of May 2025. The lowest 10 percent earned less than $13.77 an hour and the highest 10 percent more than $24.17 an hour (BLS Occupational Outlook Handbook, May 2025).

Still, very little of that spread is negotiated. District and municipal custodians are usually classified employees on a published salary schedule, placed by job class and years of service, so the money is decided by which class you are hired into and what you bring on day one.

That is where the resume earns. Instead, a boiler license, a lead or head classification, an equipment license, a floor care record, snow rota availability and a clean background check move you up a class or across a step, and several carry a separate differential. Shift matters too, because evening and overnight work usually carries a premium, and saying which shifts you will take is worth money in the first offer.
