Two of those blocks answer questions a reader has before they can judge anything else. The community profile says what kind of property you have run. The funnel says what you did on it.

Say the community size, the class and the rent band before anything else

"Leasing experience at a residential community" is the line that gets a file skipped, because it leaves the reader guessing at the facts that decide whether you are a fit. Write the profile instead: "324-unit Class B garden community, rents $1,520 to $2,240, Yardi Voyager with RENTCafe, institutional owner." Four facts, one line, and a regional manager can place you. A 96-unit Class C property running on walk-in traffic is a different job from a 400-unit Class A lease-up with self-guided tours and paid search.

Four rules make that block credible rather than decorative. State which denominator your closing ratio uses, because leases over tours and leases over guest cards are both called the closing ratio and they are very different numbers. Give every rate a period, since occupancy on a Tuesday and occupancy averaged over twelve months are different claims. Separate new leases from renewals, because "signed over 200 leases" blurs two different budget lines into one unverifiable number. And report the traffic source mix even when it is unflattering, because a property taking 70 percent of its traffic from listing services has a marketing problem rather than a leasing problem.

Statistical insight

Vacancy is regional, so your days vacant needs a market beside it

The national rental vacancy rate was 7.3 percent in the second quarter of 2026, and the regional spread inside it was wide: 9.5 percent in the South, 6.9 percent in the Midwest, 5.9 percent in the Northeast and 5.3 percent in the West (U.S. Census Bureau, Quarterly Residential Vacancies and Homeownership, released 28 July 2026).

That is why a days-vacant number with no market attached is hard to read: nineteen days in a Southern submarket at 9.5 percent regional vacancy is a different achievement from nineteen days in a Western market at 5.3 percent. So give the number a context line: the submarket, the occupancy the property was holding, and the concession environment if there was one. "Average days vacant 19 while the property ran a one-month concession on two-bedrooms" survives questioning. "Reduced vacancy" does not.

Fair Housing is the part of the funnel you can be sued over

Every stage of that number line is regulated. HUD states that the Fair Housing Act prohibits discrimination in housing because of race, color, national origin, religion, sex, familial status and disability, and that it protects people when they are renting or buying a home, getting a mortgage, seeking housing assistance, or engaging in other housing-related activities (U.S. Department of Housing and Urban Development, Fair Housing Act overview, checked 12 September 2026).

A leasing consultant touches all of it: who gets a callback, who is shown which unit, what the availability answer is, and how the screening criteria are applied. That is why the training line belongs on the page with a date: "Fair Housing training, National Apartment Association Education Institute, March 2025. Apply published, written screening criteria to every application without exception."

The credential ladder, and what it actually asks of you

The entry credential is the Certified Apartment Leasing Professional, formerly the National Apartment Leasing Professional. The National Apartment Association Education Institute requires six months of onsite property management experience in a leasing role, seven CALP courses, and passing the examination within six months of declaring candidacy, with the experience allowed to accrue during coursework and a provisional certificate issued until it is met. It renews annually against five continuing education credits (NAAEI, CALP credential page, checked 12 September 2026).

Above it sits a ladder worth naming as a goal if you have not reached it yet: NAAEI lists the Certified Apartment Manager, the Certified Apartment Portfolio Supervisor for multi-property supervisors, the Certificate for Apartment Maintenance Technicians, and the Credential for Green Property Management (NAAEI, credentials index, checked 12 September 2026).

The license question, answered once

On-site residential leasing is frequently exempt from real estate licensing, and the exemption is narrow enough to name rather than guess at. Florida exempts "any salaried employee of an owner, or of a registered broker for an owner, of an apartment community who works in an onsite rental office of the apartment community in a leasing capacity" (Florida Statutes section 475.011(4), 2025 edition, checked 12 September 2026). Every clause is load bearing. Commission-based, off-site, single-family or condominium leasing can fall outside such exemptions, and the rules are set state by state. Name the system by product, not as "property management software". A community on Entrata does not want to retrain someone who knows only AppFolio.

There is no degree requirement here, so this section is short. Lead with the credential and the training date, then education, then systems training.

Choose the right layout and design

Single column, 11 point, plain headings, no photograph, no graphic rating bars. PDF named for yourself and the role. Keep the community profile and the funnel as label and value pairs on their own lines: a parser reads "Closing ratio: 29 percent of tours" in any format, while a grid built with tab stops becomes one unreadable line.

Give the unit count, asset class and rent band in the first two lines. Report the full funnel in order, with the denominator on your closing ratio. Give every rate a trailing period. Separate new leases from renewals. Name the property management system by product. Put the Fair Housing training date on the page.

Real estate accounts for 56 percent of property, real estate and community association manager employment, with 31 percent self-employed (BLS Occupational Outlook Handbook, May 2025). The self-employed share is the part a leasing consultant never touches: your path runs through the 56 percent, into assistant management and then management.

The on-site ladder pays better than the license does, at first

Real estate sales agents had a median annual wage of $52,830 as of May 2025, with the lowest 10 percent under $32,970 and the highest 10 percent over $123,590, and sales agents in real estate and rental and leasing specifically had a median of $49,850. Property, real estate and community association managers had a median of $69,990, with the lowest 10 percent under $41,010 and the highest 10 percent over $139,680 (BLS Occupational Outlook Handbook, May 2025).

A leasing consultant starts below both medians and moves up the management series, not the agent series. Write the resume for an operator: occupancy, renewal conversion and days vacant are management language, and a file in that language reads as ready for the next rung.

The 36,900 projected annual openings in the management series are the realistic target, and the funnel block is the evidence that you are already operating at that level.

What salary you can expect as a leasing consultant

There is no separate wage series for leasing consultants, so use the management series as the frame. The median annual wage for property, real estate and community association managers was $69,990 as of May 2025, with the lowest 10 percent under $41,010 and the highest 10 percent over $139,680 (BLS, May 2025). An on-site leasing consultant sits near the bottom of that range on base pay, because the role is the entry rung.

The base is only part of the package, and the resume is what makes the rest negotiable. On-site leasing pay usually carries a commission per signed lease, a renewal bonus, an occupancy bonus and often a housing discount, and every one of those is paid against a counted result. A candidate with a documented closing ratio, renewal conversion rate and days-vacant figure negotiates from evidence; a candidate with "excellent customer service skills" takes the default offer.

Industry medians inside the management series give the other half of the picture: real estate pays a median of $64,290 and religious, grantmaking and civic organizations $73,620 (BLS, May 2025). Most leasing work sits in the first, which is why moving up the ladder matters more than moving between properties.

Add the concession environment, because a lease-up offering two months free is a different job.
