Report net sales, not gross, and give the cancellation rate beside it

Gross sales are the contracts you wrote. Net sales are the contracts that survived. Every public builder reports the second number and treats the gap between them as a measure of how well the sales floor qualified the buyer in the first place.

Write your own line the same way: "3.1 net sales per month averaged over 12 months at a 14 percent cancellation rate." A consultant who writes 42 sales and no cancellation rate is asking the reader to assume the best, and division sales managers do not.

This is the section that separates a builder resume from a brokerage resume, and it is the reason a strong resale record can be turned down for a job that looks easier.

In resale you take a listing, price it against comparable sales, market it and negotiate. In new home sales you are handed a price list you cannot change, a release schedule that drops lots in batches, a standing inventory position the division wants cleared, and a construction cycle time that decides what you can honestly promise. Your job is to sell inside those constraints and to keep the buyer attached to the contract for the months it takes to build.

What a resale agent's resume gets wrong when it is sent to a builder

Four habits, all of them normal in brokerage, all of them read as a mismatch by a division sales manager.

  • Leading with gross commission income or sides closed. A builder does not pay you a split, so your GCI is not a number they can convert into anything. They want sales per month per community, which controls for the fact that a hot community sells itself and a tail-end community does not.
  • Listing presentation and pricing strategy as core skills. You will never price a home. The list price arrives from the division, and the discounting authority sits with your manager. Skills built around winning listings describe a job you are not applying for.
  • Days on market and negotiation wins. Neither exists in the same form. The equivalent competence is holding a buyer through eight or nine months of construction, and the evidence is your cancellation rate and your backlog.
  • No construction literacy anywhere on the page. A builder needs to know you can read a plot plan, explain a structural option deadline, walk a buyer through a frame stage without alarming them, and say what is standard and what is an upgrade without checking. Say so explicitly, because nothing else on a brokerage resume implies it.

Cycle time is why the cancellation rate is the number that matters

Single-family homes completed in 2025 took an average of 8.8 months from permit to completion, down from a peak of 10.1 months in 2023 but still above the 7.2 months recorded in 2015, according to the National Association of Home Builders analysis of the Census Bureau Survey of Construction published in September 2026.

Eight to nine months is a long time to hold a buyer who has a rate lock, a lease ending and a school year to plan around. Everything a new home sales consultant does after the contract is signed exists to protect that period.

That is why the cancellation rate belongs next to your sales number, and why "four scheduled construction updates per buyer" beats any closing technique you could name. Two resumes with the same sales volume, and the lower cancellation rate wins, because that is the backlog that converts.

List your education, license and builder certifications

License first with the state, number and expiry. Then degrees. Then builder and industry certifications, each with the issuing body.

Real estate licensing is not optional anywhere in the country. The Bureau of Labor Statistics Occupational Outlook Handbook states plainly that all states require real estate brokers and sales agents to be licensed. Builders vary in whether they require the license on day one or during a probation period, so name yours and its status.

Choose the right layout and design

Single column, 11 or 12 point, clear headings, no photograph, no logos of builders you have worked for. Builder recruiters parse the file into an applicant tracking system before a division sales manager sees it, and two-column templates, sidebars and graphics break that parse.

Put the builder performance block in plain text with labels, not in a chart. A number the parser can read is worth more than a number that looks good.

Name the builder, the division and the community, with lot count and price band. Give net sales per month and put the cancellation rate immediately beside it. State options and upgrade revenue per home. Say how many standing inventory homes you sold and how fast. Name the CRM and the build schedule system by product. Show construction literacy in the skills, not just in the summary.

The line worth noticing is the industry split. About 3 percent of real estate sales agents are employed in construction, and those agents had a median annual wage of $56,310 in May 2025, against $49,850 for agents in the real estate and rental and leasing industry (Bureau of Labor Statistics Occupational Outlook Handbook, May 2025). Builder-side selling pays above the brokerage median, and it is the smaller pool.

What salary you can expect as a new home sales consultant

Real estate sales agents had a median annual wage of $52,830 in May 2025, with the lowest 10 percent earning less than $32,970 and the highest 10 percent more than $123,590 (Bureau of Labor Statistics Occupational Outlook Handbook, May 2025). Brokers had a median of $73,220.

Those figures describe a mostly self-employed occupation: 54 percent of real estate sales agents and 55 percent of brokers were self-employed in 2025 (Bureau of Labor Statistics Occupational Outlook Handbook). New home sales is the exception. Most production builders hire consultants as employees on a base salary plus a commission per closing, often with a bonus tied to options revenue or standing inventory clearance.

That pay structure is why the resume should read as a scorecard. An employee on a base salary is a line in a division budget, and the person approving that line wants to see which of the four numbers you will move.

Write the absorption rate and then write the two numbers that show you did the job anyway: the cancellation rate and the backlog conversion. Yes. Division sales managers know the product tiers, price bands and operating cadence of their competitors, and the builder name carries information no description can replace. Name the builder, the division and the community, and let the reader place you.

How do I show options and upgrade revenue if my builder never gave me the number?

Ask for it before you leave, or rebuild it from your own contracts. Options revenue per home is the difference between base price and contract price, less lot premium, averaged across your closings. If you cannot reconstruct it, use what you can evidence instead: design appointment attendance rate, structural option take rate, or the share of buyers who spent above the builder's design budget allowance.
